When Success Isn't Enough

Business is good, but it could be better. So get out of that rut and take it to the next level--here's how.

Rachel Ashwell started out as a wardrobe and prop stylist for photographers and TV commercials in her native England, where she spent a lot of time exploring flea markets as a child. By the late 1980s, however, she was looking for a change and decided to use her eye for decorating and furnishings to start her own home furnishings company, Shabby Chic. Launched with $70,000, the company's first location, a 1,300-square-foot store in Santa Monica, California, featured washable slipcover furniture and other décor--items she snagged using her mastery of flea market bargain hunting. The launch was an instant success for Ashwell, who admits that rent, cash flow and inventory were new concepts to her at the time. "In a funny way, it was my ignorance that made me as brave as I was," says the 48-year-old entrepreneur. "Had I known all the 'what ifs' that could have happened, I probably would have never done it."

Over the next decade, Ashwell added five retail locations, inked a licensing deal with Target, attracted a celebrity clientele, wrote five how-to books and hosted her own program on the Style Network. But a few years ago, she started to feel like the company was stuck in a holding pattern. "Business was fine," she says. "But it had definitely reached a plateau [at just over $10 million in sales]."

At some point, the rapid growth in your company will level off. Sales will be good, but not great enough to provide the sustained year-over-year growth needed to take your company to the next level. This scenario is fine for lifestyle entrepreneurs who want to keep their companies small, but not for entrepreneurs who aspire to run the next Microsoft, Nike or Starbucks. "There is a choice [of] whether you want to grow or not," says Larry Greiner, a professor of management and organization at the University of Southern California who has spent decades studying how companies develop. "If you get on the growth path, that's a whole different game."

Ashwell realized Shabby Chic's business model had to change if the company was going to grow. She weighed her options and signed on with private equity firm Goode Partners last summer to position Shabby Chic for a big retail expansion. The plan is to boost the company's sales by opening at least 45 new stores nationwide over the next few years. "I wanted to build a team that would really be able to support growth," she says. "There are so many things I haven't experienced with my company."

Picking Up the Pace
What's holding your company back? Ironically, the pressure for short-term growth can make you lose sight of your long-term growth potential, and no industry or segment is immune. Angelo Santinelli, an adjunct business professor at Babson College and a former partner at venture firm North Bridge Venture Partners, has watched companies stall out because they don't have enough capital to grow with the pace of the market, then cede market share to highly capitalized competitors. "They'll get to $50 million [in sales] and plateau," Santinelli says.

In some cases, a small company has the capital but underestimates just how long it can take to build a product and have the mass market embrace it. "Companies can stall out because they have new ideas but run out of early adopters," says Dave Lemont, founder of Lemont Consulting, a firm that advises young companies on growth strategies. "The company can get the first $8 million to $10 million because there are many people in the world willing to try a new thing. But to become mainstream, you've got to get the more conservative laggards in the market."

Brad Allen, founder and CTO of Siderean Software, is trying to grow his El Segundo, California, company from annual sales of $3 million to sales of $10 million over the next year and a half. Siderean started out in 2001 with its own sales staff, but the focus has shifted within the past year to building partnerships and indirect channels that will take the company to the next stage. The company has secured 12 partnerships in the past year, including a co-selling agreement with Oracle and a reseller agreement with software company Inxight Corp.

"Building a scalable, enterprise-focused software company in this day and age is something that needs to depend much more heavily on partners and indirect channels," says Allen, 48. "The real issue moving forward for us is putting people in place to effectively establish, manage and grease the skids for these indirect partners."

Greiner's research has found that successful companies go through five distinct stages of growth. The free-for-all, wear-all-hats first stage gives way to greater divisional structure, formal communication and hierarchy in the second stage. The third stage of growth is focused on delegation, where lower-level managers and employees have greater power to develop new products, chase new markets and help customers. The fourth stage--coordination--is geared toward creating product groups and formal planning and review procedures. Companies that evolve to the last stage--collaboration--are focused, among other things, on creating cross-functional teams and streamlining systems that have gotten too formal. The key is how companies handle the instability that lies between each push for growth. "The [company] starts to get really chaotic and unorganized," says Greiner. "This is often where they fail."

Fifty-five-employee Shabby Chic is feeling the turbulence as it pushes ahead with its multiyear growth plan. Ashwell's management team includes a new CEO, CFO, head of stores, planner and buyer--a big change for Ashwell, who prefers informality to formal analysis. The new team has opened three new stores this year and plans to open 10 more next year. "We are going to do this carefully," says Ashwell, adding that of the 45 new stores planned for the next few years, 15 will probably be free-standing stores, 15 lifestyle mall locations and 15 traditional mall locations. Once the company meets its U.S. goals, Ashwell would like to target the Asian, Australian and European markets.

Ashwell is trying to stay true to the company's original branding concept as she makes big decisions, like whether to move the company's Los Angeles-based manufacturing offshore and where new stores should be located. She has also had to make compromises with her team and come to terms with market realities. Ashwell prefers older storefronts, but a Shabby Chic location recently opened in a brand-new mall in Austin, Texas. "Believe me, I had to be educated and talked into that one," she says. "But it's where the traffic is going." The company is a little bit slower to open stores than anticipated, but the growth is already evident. "Even in this first year, [same store] sales [show growth of] 19 percent," she says. "They're pretty damn good."

Those companies that break through the ceiling of growth have to challenge the status quo and innovate continuously, says Rich Laxer, CEO of financial services firm GE Capital Solutions. They must also be good at finding waste and eliminating it--whether it's in terms of finances, production, time or materials. "You can't have steps that don't add value," says Laxer. "It's making sure you have as lean an organization as you possibly can, both in the people you have and in the steps they [take] to deliver the service."

Middle-Age Spread
Theresa Welbourne, founder of eePulse, an HR technology and research consulting firm, sees small firms struggling with what to grow first, second and third--whether it's head count, cash, customers or sales. The typical scenario is to focus on product, sales cycle and people (in that order), but the companies that win are the ones that spend more time hiring the right people. "[They're] really built on their core team and they're working on the people, but that's not what most people do," she says.

John Keagy is co-founder and CEO of 6-year-old ServePath, a San Francisco-based managed hosting company with 2,500 customers that is working to go from annual sales of $10 million to sales of $20 million. Its growth strategy is to target more sophisticated customers--namely accomplished Web 2.0 firms and software as a service companies--that have more complex requirements, but Keagy needs to build the 100-employee company's middle management layer to spur this growth. "Ten people can't fill out this whole company anymore," he says. "We need to teach the executives we've got now how to build executives that report to them."

Keagy is trying to keep the company's hiring costs in line with recurring revenue, which he expects to grow 60 percent a year. "I hope that our head count doesn't grow quite as fast," says Keagy, 40. "If our head count grows 40 percent and our revenue grows 60 percent, that's probably about right."

To grow, you'll have to balance your company's short- and long-term thinking, creating time and budgets that are focused on the future while also fighting today's fires. "You have to have both points of view," Greiner says. "You have to be short-term oriented to solve problems and get performance; you have to be long-term minded about where you're going."

For Siderean, balancing capital between short- and long-term growth is a struggle as the company alters its business model to expand into new markets. The company has taken on $12 million in venture funding since 2004, which only makes the push for aggressive growth more urgent. "It's easy to watch cash flow and to be able to manage expenses," Allen says, "but it's not necessarily easy to know when you need to increase your expenses to make sure you can capitalize on that investment with increased revenue downstream." Allen and his team constantly analyze market trends and talk about how to generate more repeat sales. At the same time, cost control is always an issue: To keep costs down, Siderean has shifted toward working with customers online. "It's about being very careful with spending," says Allen, "but also spending to be able to grow opportunities to address the market."

Ashwell has learned she's not the only one who wants something different: Sales of her three most recent bedding collections broke company records. "It showed me that I've got a loyal fan base, [but] they still need newness," she says. "That's been a great learning curve for me." And it's not too bad for the bottom line, either.

You know that things are going well in China when even a real estate IPO hits it out of the park. E-House (NYSE: EJ) had a hearty welcome to the New York Stock Exchange Wednesday morning. Shares of China's largest real estate agency were priced at $13.80, ahead of the initial range of $11.50 to $13.50 that underwriters had been seeking. It wasn't enough. The shares still opened 32% higher at $18.12.

Then again, real estate is actually a growth industry in the booming Chinese economy. E-House's revenue rose 45% last year to hit $56 million. Things got even better during this year's first quarter, when E-House's top line more than quadrupled.

Like many of China's leading companies, E-House is also working on fat margins. It generated a profit of $18.1 million last year, or 32% of revenue. That may not be as thick as the juicy margins that companies like NetEase.com (Nasdaq: NTES) and Baidu.com (Nasdaq: BIDU) are spitting out, but just try to compare that with stateside Realtor havens like the now-privately-held Realogy or ZipRealty (Nasdaq: ZIPR), which is in the red.

E-House watches over a network of 2,500 real estate professionals in 20 cities. That's pretty similar to the manpower that ZipRealty has deployed closer to home. Obviously, home prices are higher in the United States, so ZipRealty generated $95 million in revenue last year despite the slowdown in the residential market.

ZipRealty commands a market cap of nearly $142 million. With more than half of that backed by its cash-rich balance sheet, it has an enterprise value of a paltry $50 million! How does E-House stack up? With 74.6 million shares outstanding after this morning's offering, E-House commands a $1.4 billion market cap.

The term "housing boom" isn't an obsolete joke overseas
E-House's valuation may seem rich. Real estate brokerages aren't getting a lot of Wall Street love here. Market leader Realogy lasted just six months as a public spin off before running off to a suitor. Realogy called the cashing-out deal "an insurance policy" because it didn't see a turnaround until 2009 at the earliest.

China is different, though. There, you don't have a sea of rusting cranes lying dormant on abandoned coastal condo projects as condo flippers lick their wounds. According to Chinese research firm CEIC Data, primary property sales revenue grew at a compounded annual growth rate of nearly 38% from 2001 to 2005.

Home buyers there weren't wooed with exotic "no money down" variable-rate mortgages, only to be forced to default as interest rates trickled higher and mortgages eclipsed home equity values. China's a designated driver to that kind of Lindsay Lohan binge. China requires home buyers to initially put up 20% to 30% of a purchase as a down payment.

Living room to run
This is still a young market in China. E-House wasn't even around until seven years ago, and it has grown to become the top dog. Real estate as a sector is far more in demand there than it is here. How else could one explain that one of the stock market's richest P/E multiples of Chinese companies belongs to lodging chain Home Inns (Nasdaq: HMIN)?

Yes, Home Inns has carved out a niche in entry-level travel hotels, but that's the kind of specialty that would typically draw yawns domestically.

E-House is valued at a premium not because of where it is, but because of where it has the potential to be. When you have an economy that has grown at a better than 10% annual clip in recent years, a nation with 1.3 billion citizens that feels financially empowered is going to want to upgrade to a new home. The urbanization trend in major Chinese cities is moving locals out of the farmland outskirts, and E-House is there dangling the keys.

This is not enough to make the company a screaming buy, of course. The valuation is certainly rich, and even Home Inns took a hit when the multiples got out of whack. However, the equation is a no-brainer:

China + Residential Real Estate = Growth

It makes sense in the same way that banking on Ctrip.com (Nasdaq: CTRP) has been a lucrative way to cash in on the country's travel boom, or just like banking on Baidu.com in a region that has grown to become the world's second largest Internet market.

E-House is at the right place at the right time. You can't blame it for jangling those keys.

If you want to shrink your household's carbon footprint, the best place to start is with the heating and cooling systems, which account for 44 percent of the average home's energy use. Cut the energy used to cool and heat your home by 10 percent and you will have reduced your overall household energy use by 4.4 percent. (For the sake of comparison, a corresponding improvement in lighting efficiency will cut your energy use by 1.1 percent.)

Here are three summertime tips for efficiently cooling your home that you can act on immediately. Raise your thermostat. For each degree you raise the thermostat setting, you can expect to cut your cooling costs by at least 3 percent. You can do this manually or install a programmable thermostat. Let the cool air in and keep the hot sun out. To beat the summer heat without driving up your energy bills, draw the shades during the day (particularly on the west-facing side of the house) and open windows at night to bring in cooler air. Tighten the envelope. First, seal the leaks around windows and doors with foam strips and caulking.

To find leaks, Flex Your Power recommends, "On a windy day, hold a lit incense stick next to windows, doors, electrical boxes ... and other locations where air is likely to leak outside." Next, make sure your attic and walls are well insulated. Adding a few hundred dollars worth of insulation can reduce your annual heating and cooling bill by 10 to 30 percent. Brazilian Real Advances as Economists Foresee Benign Inflation

July 9 (Bloomberg) -- Brazil's real rose as a survey of economists' inflation expectations reaffirmed speculation that local assets will continue providing investors some of the highest returns among emerging markets.

Weekly trade surplus data also boosted anticipation that local markets will continue benefiting from rising inflows, which made the real the second-best performer in the last week against the dollar among the 16 most-actively traded currencies. Canada's dollar led the list.

``Brazil is the apple of investors' eye right now,'' said Vittoria Saddi, an economist at the consulting firm Rubini Global Economics in New York. ``The fundamentals and the still high interest rates make Brazil a great destination for investment.''

The real rose 0.03 percent to 1.9015 per dollar at 11:14 a.m. New York time. For the year, Brazil's currency has gained 12 percent, the best performer among the 16 most-actively traded currencies against the dollar.

Trading was limited in Brazil today because of a holiday in Sao Paulo, where most of the financial sector and the BM&F futures exchange are based.

Economists in a weekly central bank survey today raised their 12-month inflation estimate to 3.54 percent from 3.52 percent. The survey of about 100 economists taken July 6 also indicated a higher year-end inflation estimate, 3.68 percent from 3.64 percent in the previous survey.

Still, inflation appears benign and conducive to increased investment in local fixed-income markets, Saddi said.

The yield on Brazil's benchmark zero-coupon bond due January 2008 was little changed at 11.15 percent, according to Banco UBS Pactual SA.

Brazil's 12 percent benchmark overnight lending rate, one of the highest in the world, has lured investment to the country's fixed-income market. Inflation, currently at 3.2 percent, leaves investors with real interest of about 9 percent.

The Trade Ministry said today that Brazil had a $927 million trade surplus from July 1 to July 8. It posted a surplus of $1.09 billion in the previous week.

Chile's main stock index fell the most in almost a month on concern that shares have risen faster than warranted by the country's economic growth.

Chile's IPSA index of 40 stocks fell a second day, shedding 38.35, or 1.1 percent, the most since June 7, to 3453.11 at 1:17 p.m. New York time, after slipping 0.2 percent yesterday. Power producer Empresa Nacional de Electricidad SA led the retreat.

The index had rallied 30 percent this year, including a 2.4 percent gain in the past four days. Today, the central bank said economic growth slowed to an annual rate of 4.8 percent in May, from 6.6 percent in April. The rate was slower than the 5.5 percent median forecast in a Bloomberg survey.

``At this level of valuations, bad news in economic activity is bad news for the stock market,'' Vicente Bertrand, head of equities at IM Trust, said by phone.

Empresa Nacional de Electricidad, or Endesa, as Chile's biggest power generator is known, fell 2 percent to 845 pesos, while Colbun SA, the country's No.3 generator, fell 1.9 percent to 115.30 pesos. Bear Stearns & Co. downgraded Chilean equities to ``market weight'' from ``market overweight'', citing an increase in energy costs in the country and high share valuations.

Reduced natural gas supply from Argentine and lower-than- average rainfall has pushed electricity spot prices to record highs, ``which may affect profitability, raise inflation, and prompt tighter monetary policy,'' strategists including Thierry Wizman wrote in a research note today.

`Stretched'

Energy shortages may hurt business and investor sentiment at a time of ``stretched'' valuations, the analysts wrote. The 24 Chilean companies Bear Stearns covers trade for an aggregate of 22- times earnings, compared with an average multiple since January 2001 of 17 times earnings, they wrote.

A worsening energy shortage in Chile ``could have a larger impact on economic growth,'' Roberto Lampl, who helps manage $3 billion in emerging market stocks at ING Investment, said by phone today. ``It could be at the margin or it could be greater. It's difficult to quantity but the risks are increasing.''

Brazil's Bovespa Index fell 194.63, or 0.4 percent, to 55,501.84, led by steelmaker Usinas Siderurgicas de Minas Gerais SA, as slowing car sales and speculation the central bank may slow its pace of rate cuts raised concern about domestic growth.

Brazil's car manufacturers association said June car sales dropped 5.9 percent from the previous month to 198,764. Exports and production also fell from the previous month.

Worse Than Expected

``The numbers were worse than expected,'' said Francisco Meirelles de Andrade, who helps manage 220 million reais in assets at Nest Investimentos in Sao Paulo. ``In the short term, the pace of growth will probably slow a little.''

Usiminas, as Brazil's second-biggest steelmaker is known, fell 2.36 real, or 2.1 percent, to 111.19 reais. The company derives about 30 percent of sales from the automobile industry and will suffer as investors react to car sales data today, said Eduardo Rocha, investment analyst at Modal Asset Management in Rio de Janeiro.

Mexico's Bolsa index slipped 25.45, or less than 0.1 percent, to 32,176.18.

The market is ``down in sympathy with the U.S. markets,'' said Felix Boni, an analyst at Scotia Capital in Mexico City. and investors are selling to take advantage of ``gains made in the last several days,''

Wal-Mart de Mexico, Latin America's largest retailer, declined 0.3 percent to 41.71 pesos after gaining 3.4 percent during a six- day rally. Walmex, as the company is known, will announce second- quarter earnings July 9.

In other Latin American markets, the main indexes in Argentina fell while benchmarks in Colombia and Peru gained. Markets in Venezuela were closed for a holiday. The Morgan Stanley Capital International index of Latin American shares fell 0.4 percent today to 3867.22.

Brazil

Sadia SA (SDIA4 BS), Brazil's biggest food processor, rose 17 centavos, or 1.9 percent, to 9.22 reais. UBS Pactual analyst including Guilherme Arruda raised their rating on the shares to ``neutral'' from ``reduce'' in expectation of strong second-quarter results. The analysts raised their price target to 10.30 reais, from 8.80 reais, in an e-mailed report.

Chile

La Polar SA (LAPOLAR CC), a clothing and electronics retailer, fell 50 pesos, or 1.5 percent, to 3200 pesos. Ripley Corp. SA (RIPLEY CC), a department store operator, retreated 11.5 pesos, or 1.5 percent, to 765 pesos. Investors are taking the opportunity to sell retail stocks after a bigger-than-expected increase in consumer prices yesterday signaled the central bank will increase interest rates at its next meeting, Raul Barros, an analyst at Alfa Corredores de Bolsa, said in a phone interview today.

Sociedad de Inversiones Campos Chilenos SA (CAMPOS CC), which owns Empresas Iansa SA (IANSA CC), Chile's largest sugar maker, gained 3 pesos, or 3.6 percent, to 86 pesos. Shares in Campos Chilenos surged 28 percent in the last five sessions. There are ``market noises'' that Iansa may be acquired, analysts including Santander Investment's Diego Celedon said yesterday. Iansa's external public relations representatives didn't return phone messages. Iansa shares fell 2.29 pesos, or 3.5 percent, to 64 pesos, after surging 18 percent in the previous three sessions.

Colbun SA (COLBUN CC), Chile's third-biggest power generator, fell 2.19 centavos, or 1.9 percent, to 115.30 pesos. Stock has fallen 7.6 percent in the last five sessions. ``We're starting to see some spill-out into the market that they're going to lose money in the second quarter,'' Brian Chase, an analyst with UBS Pactual in Santiago, said by phone yesterday. Colbun is the hardest hit among Chilean power producers by cuts in gas supply and lower-than- average rainfall, because of its reliance on high-cost diesel production, Chase said.

Colombia

Bancolombia SA (PFBCOLO CB), the country's biggest lender by assets, rose 295 pesos, or 1.9 percent, to 15,500 pesos. Bancolombia said in a regulators filing it sold 290 billion pesos ($147 million) of mortgage loans that will be converted into securities.

Mexico

Grupo Mexico SAB (GMEXICOB MM), Mexico's largest copper producer, gained 21 centavos, or 0.3 percent, to 70.38 pesos. Copper for September delivery rose 1.3 percent on the Comex division of the New York Mercantile Exchange as mine workers began a one-day strike at Mexican operations to draw attention to safety conditions.

Mexichem SA (MEXCHEM* MM), the Mexican chemical company, advanced 1.80 pesos, or 5 percent, to 38 pesos. The company said second-quarter sales rose 90 percent from last year to 6.18 billion pesos ($572 million), and earnings before interest, taxes, depreciation and amortization rose 60 percent to 992 million pesos. The results were ``strongly affected'' by the acquisition of two companies in South America since last year, Mexichem said in a statement to the Mexican stock exchange.

Peru

Cia. de Minas Buenaventura SA (BVN PE), the world's seventh- biggest gold miner, fell 99 cents, or 2.5 percent, to $38.40. Peruvian miners are planning a two-day national strike next week to protest companies' efforts to restrict the creation of new unions, the Mining Federation, an umbrella group for mine workers, said today. The price of gold fell as the euro weakened against the dollar, reducing the appeal of precious metals as alternative investments.

Venezuelan car sales up 51.6 percent

New car sales in Venezuela grew 51.6 percent in the first half of the year amid solid economic growth, the Cavenez automobile chamber said Wednesday.

Total vehicle sales rose to 213,056 in the first half of 2007, up from 140,517 in the same period in 2006.

In June, Venezuelans bought 40,975 new cars, up from 28,968 last June.

The oil-rich country's economy grew 10.3 percent last year, helped by generous government spending that also contributed to 17 percent inflation. Most economists expect more moderate growth this year.

Según el último Informe Inmobiliario -desarrollado por Portalinmobiliario.com en conjunto con Decon UC- las personas que buscan departamentos en esta comuna provienen principalmente de Las Condes (26,98%), Providencia (14,85%) y Vitacura (13,77%). Esto considera la demanda tanto de unidades nuevas como usadas.

Terracorp desarrolla nuevos proyectos en Maipú y Puente Alto

La inmobiliaria, que por 10 años ha construido casas en Peñalolén, apuesta por proyectos para el segmento C2 y C3, con precios entre las UF 1.000 y las UF 1.800. Christian Ávila, gerente comercial de Terracorp, señala que "éste es un sector muy dinámico y atractivo, con mucha demanda y gran volumen de ventas, lo que no quiere decir que dejemos el ABC1".
